NJ RENTAL ASSISTANCE PROGRAMS



The New Jersey Department of Community Affairs (NJDCA) received over $1B in Emergency Rental Assistance funds to provide rental assistance to eligible families who have been impacted during the COVID-19 pandemic. There are three programs in which impacted families may be eligible.

Emergency Rental Assistance (ERA) & Eviction Prevention Program (EPP)

ERA 1

  • Up to 15 Months of past due rents and future rents
  • No caps on monthly assistance
    (with approved documentation)
  • Must be financially impacted by
    COVID-19

ERA 2

  • Up to 18 Months of past due rents and future rents
  • No caps on monthly assistance
    (with approved documentation)
  • Must be financially impacted
    by COVID-19

EPP

  • Up to 24 Months of past due rents and future rents*
  • Monthly Assistance capped based on income *
  • Must be financially impacted
    by COVID-19


* For EPP, approved applicants may be responsible for contributing a minimum of 30% of their monthly income towards their monthly rental obligations.

* ERAP families can receive a maximum combination of 24 months of assistance (a combination of ERAP and EPP funding months not to exceed 24 months for Tier 1 and Tier2)>>
* Arrear payments are exclusively accessible to Tier 3 applicants.

Call Center Closed in Observance of Presidents' Day (2/19/2024)

The NJDCA ERAP/EPP Customer Support Call Center will be closed on Monday, February 19, 2024, in observance of Presidents' Day. The Call Center will maintain normal operating hours on Saturday and Sunday (2/17 and 2/18; 8:00 a.m. - 5:00 p.m. EST). Call Center Closed in Observance of Martin Luther King Jr. Day (01/15/2024 )

The NJDCA ERAP/EPP Customer Support Call Center will be closed on Monday, January 15, 2024, in observance of Martin Luther King Jr. Day. The Call Center will maintain normal operating hours on Saturday and Sunday (1/13 and 1/14; 8:00 a.m. - 5:00 p.m. EST). Call Center Closed in Observance of New Years (1/1/2024 - 1/2/2024)

The NJDCA ERAP/EPP Customer Support Call Center will operate with limited hours during the holiday season. Please note that on Sunday, December 31st, 2023, the Call Center will be open from 8:00 AM to 12:00 PM EST. In observance of New Years Day on January 1st, 2024, the Call Center will be closed, and the center will reopen on Tuesday, January 2, 2024. If you require assistance during the limited hours or closure, please visit our Service Request Page, and we'll respond upon reopening.

Call Center Closed in Observance of Christmas (12/25/2023 - 12/26/2023)

The NJDCA ERAP/EPP Customer Support Call Center will operate with limited hours during the holiday season. Please note that on Sunday, December 24th, 2023, and Sunday, December 31st, 2023, the Call Center will be open from 8:00 AM to 12:00 PM EST. In observance of Christmas on December 25th, 2023, the Call Center will be closed, and the center will reopen on Tuesday, December 26, 2023. The COVID-19 Emergency Rental Assistance Program (CVERAP) Phase II provides temporary rental assistance to low- and moderate-income households affected by the COVID-19 pandemic.Once assistance is approved and you, as the property owner, provide the required documents, DCA will make payments directly to you.
